Highwood Townhomes

The Highwood Towns are part of Apaar Homes’ mixed-use development that will include stacked townhomes, commercial spaces and a daycare facility. It is located in the Montrose neighbourhood on the south side of High River, Alberta. The residential potion of this project has been designed to meet the needs of the town’s rental market.

The Highwood Towns will consist of 15 stacked townhouse buildings, totaling 146 units, with one-level units on the bottom and two-level units on top. The lower units, ranging from 600 to 700 square feet, feature a 1-bedroom, 1-bathroom layout with a patio. In contrast, the upper units, ranging 1,300 to 1,480 square feet, offer a 3-bedroom, 2.5-bathroom layout with balconies.

The development includes two building types: larger units positioned along 3rd Street SE and Monteith Drive SE, and smaller units centrally located within the site.

The design of the public and private outdoor amenity spaces was a key consideration for this project. For outdoors amenities, we have provided two large central spaces, and then many smaller spaces thoughtfully located throughout the site. These amenity spaces include multi-purpose open spaces, a picnic area, a fire pit area, play space, community garden and a corner plaza with plenty of seating. The intention for these spaces is to foster a community for the residents within this development.

Private amenity spaces, like balconies and patios for every home, was a strategic part of the design considerations. Ample surface parking for residents and visitors is also included.

During the early stages of design, it was confirmed that the subject lot is within the flood zone. Therefore, it was required that all buildings within the lot should be adequately flood-proofed to withstand the Minimum Development Elevation (MDE) plus a minimum of 0.5 meters of Freeboard. This includes the main floor elevation, main electrical panel, and all mechanical equipment in a building. Our team worked closely with the Civil team to ensure that this requirement was met.

The exterior finishing for these townhomes are a combination of fiber cement shingles and vinyl horizontal cladding, complemented by asphalt shingles on simple low sloped roof.

Gravity has just submitted the Development Permit application for this project.
