West Clayton Feasibility
The Clayton area of southeast Surrey BC is undergoing signifiant growth. This area is currently occupied by acreages, but is being intensified with suburban and urban development. We were tasked by a developer to prepare a feasibility study for the better part of four blocks in the West Clayton area that would anticipate the number of townhouses possible within the urban grid expected for the area. We were also asked to provide a range of unit types to serve as broad a market as possible.
The study mostly took the form of plans, diagrams and tables. However, because of the significant cross slope on the land, we leveraged Revit and Lumion to illustrate the proposal in 3D. Using these tools, we were able to provide sections showing how the townhouses would have to step to accommodate the grade. As well, we also showed perspective views of the project, both from above and from the ground. Given the early stage of design, the units were modelled as blocks, with each block having a colour corresponding to its unit type. This allowed for easy cross referencing from the plans to the perspectives.
