Our project team conducted a comprehensive feasibility study aimed at maximizing the potential of a parcel located between Notre Dame Drive and Dalhousie Drive, in Kamloops, BC.
The project began with us designing a mixed-use residential building for the 925 Notre Dame lot. However, with the acquisition of the adjoining lot, our scope expanded to include a master plan that integrates both properties—now adding the 905 Notre Dame.
Situated in a predominantly industrial and commercial zone with convenient access to retail businesses, the site’s walking distance to the University is a major factor of its appeal. To the east, the development is in close proximity to residential communities and offers stunning westward mountain views.
The design incorporates five-story residential units above ground, with a large main floor commercial space below. Each site is relatively flat, but the grade change between the two sites presented challenges for navigating between them. This required coordination with the civil team on how to respond to the elevation change.
The project wasn’t viable with an underground parkade, so we proposed above-grade parking, providing 108 stalls for the 925 building and 106 for the 905 building. We also included one bike storage space per residential unit for alternative transportation options and convenience for residents.
This feasibility study offers a blueprint for a promising mixed-use development that leverages the site's strategic advantages while addressing key logistical and regulatory considerations.
