Porte 17th Avenue Mixed Use
Located in Calgary’s vibrant Mission district, Porte 17th is a mixed-use development that expands housing options and supports retail growth at the east end of 17th Avenue. The development features 126 rental units ranging from studio apartments, one-bedroom with den, and two-bedroom configurations all from 300 to 800 square feet.
During the design process, our team made key design adjustments to achieve the form of this mixed-use building. First, rotating the massing a few degrees increased spatial separation at the NW and SE corners, reducing the impact on adjacent existing buildings. Enlarged balconies at key locations provide additional setback, creating separation adjacent to potential future neighbouring developments.
The commercial frontage along 17th Avenue continues the active street front that this iconic shopping street is famous for, while the principal and parkade access on 18th Avenue distinguishes the residential entry. The slight turn of the massing creates side yards for the main-floor units that are used as private outdoor spaces.
The modern exterior is defined by a mix of standing seam metal, cementitious panel, horizontal wood-toned cladding, and metal-clad vinyl windows and doors. The commercial spaces are almost completely wrapped in a curtain wall system, making these spaces inviting to passersby.
